It seems the recent tax credit for homebuyers is actually stimulating sales. Looking at real estate in The Villages for November, sales are up.

Recovering from a February 2009 slump, sales have been slowly, but steadily climbing since September. Overall, compared to last year, sales have increased by almost 21 percent.

Current average listing price in The Villages is $215,338, an increase from just over $205,000 at the beginning of the month. The median sales price this quarter, however, was $195,000. This represents a slight dip of 1.5 percent or $3000. Still, the median home price is up 6 percent over last year.

On the high-end of November sales, we have 1471 Irwin Way (32162 ZIP), selling for $650,000. This single family home, built in 2005, has roughly 2,859 square feet and a lot size of 15,423 square feet.

1707 Moreno (32159 ZIP) reflects the low end, at $128,500. This home has approximately 1,121 square feet. The property has a lot size of 3,600 square feet and was built in 1996.

1207 Cabella Circle (32159 ZIP) came in at just under the median sales price, at $192,000. The 1995 home has approximately 1,454 square feet and a lot size of 5,824 square feet.

Currently for sale, near the average listing price at $214,900 is 3029 Porter Place (32162 ZIP). This 3-bedroom, 2-bath home has approximately 1,918 square feet. This single-family ranch-style home was built in 1999.

With the tax credits, part of The Worker, Homeownership, and Business Assistance Act of 2009, first-time home buyers can receive a tax credit of up to $8,000. Repeat buyers can get up to up to $6,500. The tax credits apply to the purchase of a principal residence and are only available for a limited time. But if you’re thinking about a home purchase in The Villages, you better hurry…buyers must sign a binding sales contract before April 30, 2010.
